Apparent interference from cameras and microphones resulted in media being escorted out of Arnold Schwarzenegger's pep talk to a Brisbane real estate convention on Tuesday afternoon – just as the bodybuilder-turned action star-turned California governor was hitting his stride.

Hundreds of conference attendees packed the main hall at the RNA Convention Centre to see the star of The Terminator series – including the upcoming Terminator Genisys - speak about his achievements in life and real estate.

"My first million dollars came from real estate, not from the movies," Schwarzenegger said, detailing his exploits in buying and selling apartment blocks in Santa Monica from the proceeds of bodybuilding competitions.

"I just want you to know that real estate is always one great profession ... and the best investment you can get into is real estate, so congratulations to all of you."

The star of Commando and Predator joked about the topics attendees had suggested he talk about, including powerlifting and his movie career.

"Ten per cent just wanted their money back because of all the shitty movies I've made," he said.

"I hope you don't ask for any money back because that would be a lot of money."

The Kindergarten Cop and Last Action Hero star said having a vision was the most important factor in success, and described how seeing a documentary about America while at school inspired him to work towards a goal of living there and becoming a bodybuilder.

He said having a vision of future success allowed him to do five-hour workouts while still smiling.

"I could not wait to do another set, I could not wait to do another rep, another 500 pounds on the squat, another sit up, another thousand sit ups , the more the better, do curls and curls over and over again until your arms fall off," he said.

"It made no difference because I knew one day I would be stepping up on that stage and would become Mr Universe.

"At exactly the age of 20, I became the youngest Mr Universe ever."

The Jingle All the Way and Batman and Robin star was halfway through an anecdote when attending media were asked to leave.

Reporters and camera crews had been placed in a small pen at the back of the conference venue, with two photographers denied entry altogether.

Staff said interference from cameras and microphones was affecting sound from Schwarzenegger's microphone.

Media were escorted out, missing the end of a story about Schwarzenegger crawling on his hands and knees repeatedly to achieve the best take of a scene during filming of Conan the Barbarian.

Tickets for the convention started at $200, with the well-to-do paying $1500 for VIP access to a cocktail party and photo with Schwarzenegger.
