The Mandurah-based side, and Fremantle Dockers affiliate led going into half-time – Peel Thunder 7.6 (48) to Subiaco's 5.3 (33).
However, the Thunder had to withstood serious third quarter pressure from Subiaco before Peel built an insurmountable lead halfway through the final quarter.
A snapped goal to Ed Langdon sealed the deal for Peel Thunder as they overcame the Lions to win their first premiership 11.13 (79) to Subiaco's 8.8 (56).
Shane Yarran, who won his third consecutive flag after being part of Subiaco's wins the last two years, kicked five goals for Peel while Thunder captain Gerald Ugle booted three.
The Simpson Medal for the best player was awarded to Connor Blakely who racked up 38 possessions in an impressive midfield display.
Other big contributors for the Thunder included Zac Clarke, who dominated in the ruck with 56 hit outs, Ed Langdon, Tendai Mzungu, Matt de Boer, Rory O'Brien, Darcy Tucker, Ethan Hughes, Harley Balic and Clancee Pearce.
Subiaco captain Kyal Horsley was the clear standout for his side with 39 possessions, seven tackles and two goals.
