When Cindy and Dan Mead moved to Brisbane from Narangba, they thought walking to grab a coffee from a trendy cafe on a Saturday morning would only be possible if they lived in Brisbane's inner suburbs.

"We were looking at places like New Farm, but it's out of reach," she said. "You can't enter that market when you're in your 20s."

Mrs Mead was pleased to discover many of the fringe suburbs were already beginning to form their own cafe cultures due to the changing tastes of first-home buyers in Brisbane.

"We love the cafe scene; we lived in places like Alderley and even though it's close to the city, there wasn't really much like that there," Mrs Mead said.

The pair settled on Mitchelton a few years ago, buying a property, flipping it and then moving onto another.

Mr Mead said cafes were doing a roaring trade and growing more popular as time wore on. Recently, inner-city burger joint Miss Kay's opened a new branch in the suburbs, and established venues were planning on growing, she said.

"If brands like that are backing the suburb that gives someone like us that confidence that [Mitchelton] will continue to expand and attract more people," said Mrs Mead. "The Valentina Cafe is actually expanding, too."

But the buzzing cafes and restaurants weren't her only selling point. The Meads felt like they compromised very little when the decided to live eight kilometres from the city centre.

"It's a leafy suburb, there's a lot of renovations happening so it's constantly improving," Mrs Mead said. "It's family friendly, there's a community feel to it."

"They have the markets, and it's still really close to the city."

Denovans' Michael Mills sold the Meads their newest home, and he said he's a proud local too.

"Mate, it's really great to see," he said. Cafes were often filled with young couples, who came to the suburb for its relatively affordable prices.

"It actually creates a sense of community," he said. "It's not just the young [couples], but their kids and their parents too."

Another suburb with bursting cafes in Sherwood, on Brisbane's south-west side. Sherwood borders expensive suburbs like Graceville and Chelmer and has its share of high end properties, but Ray White Sherwood's Cameron Crouch said first-home buyers were turning to the postcode in search of affordable options.

"They're moving out into the suburbs at a younger age, even before they have kids," he said.

"It seems to be that the area has changed a lot in the past two years and we're getting a lot of cafes every few months, which is great."

Mr Crouch's agency famously promoted Sherwood's cafe culture and real estate by offering a year's worth of smashed avocado on toast with purchase of two townhouses last month.

One spot in Brisbane's south-east that looked set to grow into a cafe-filled postcode was Carina and Carina Heights.

Tobin Real Estate agent Craig Loudon said while an explosion of cafe culture was still a few years off, two venues on Kenrose Street, Carina attracted a crowd every weekend.

"That cafe and the bakery are chockers," he said. "The demographic of 25-29 have well and truly discovered Carina."

Mr Loudon said the suburb wasn't on par with Sherwood or Mitchelton yet, but offered an alternative for house hunters looking for cafe culture to go with the new home.

"It's emerging. It's coming," he said. "I feel strange saying that, it's a 70 year old suburb, but it was just a suburb for many many years."

"I've seen it come alive in the past five years."
