Outback Auctions and Real Estate owner Janessa Bidgood said the demand for purchasing a property and renting a house had increased and it was driving prices up.
"We have sold 25 houses this year and there are another 10 under contract, which in comparison to Cloncurry's population is quite good," Ms Bidgood said.
"There is a range of housing available with houses from $100,000 to $600,000, but what we are seeing now is that lowest price is moving up. So where a lot of people have bought $90,000 to $100,000 houses and now the cheapest houses available (that aren't a renovators dream) are $120,000 to $130,000.
"That will continue to happen, where the price keeps moving up it drives prices up."
Ms Bidgood said rentals were also being snatched up and at one point only had two vacant rentals.
"Rentals always fluctuate but it seems to be staying steadily under 10 at the moment. At one point we got down to only two vacant rentals but now it has steadied out a bit and we have several people inquiring about properties," she said.
"Also businesses are doing short term rentals, families moving to town doing long term rentals, so there is a lot of movement and positive stuff happening. There is new shops opening, there are shops expanding, we have had people looking to start up new mines, which is all good stuff that has a flow on effect to real estate and in the community.
"A three bedroom house usually starts around that $300 to $320 and goes up or down on its qualities, if it had shed it goes up, if it's old it goes down etc."
So why invest in Cloncurry?
As a Cloncurry Shire councillor and a real estate agent, Ms Bidgood said Cloncurry offered durability and sustainability.
"Cloncurry has a lot of durability, we have been here for over 150 years and have a diverse range of industries," she said.
"I think a helping hand from COVID-19 and keeping people in towns like Cloncurry is helping with the property market. I think people are realising that Cloncurry is a good place to invest and that it will always be here and is a smart decision.
"I would be encouraging people to consider Cloncurry as a home. I think Cloncurry offers a really good opportunity to make a good home, good income, buy an affordable house and be part of a great community."
